Luxury Homes and Condominiums in Sarasota and Boca Raton Real Estate Market Increase in Inventory

The Real Estate market in Boca Raton and Sarasota has more condominiums and luxury homes available than in the past few years. The tight markets are loosening up and buyers are finding bargains easier to come by.

(PRWEB) March 9, 2006 -- The inventory of luxury homes and waterfront condominiums encompassing the Boca Raton and Sarasota Real Estate market is on the rise. An increasing number of homes are now available for purchase creating lower price points for buyers. Both areas have been premier luxury destinations for baby boomer retirees and vacationers over the past few years. Both cities offer lifestyles and luxury homes tailored for growing families, executives seeking a haven from the winter chill of the north for a few months or a total island way of life for their golden years. With the dot com boom and bust, both blossomed into real estate Mecca's: prices rose and inventory was almost non-existent. Until lately, choices have been limited.

Caesar Parisi of Lang Realty on the East Coast of Florida says that Boca Raton Real Estate inventory is finally climbing and sellers are finding they need to lower their price points instead of holding out for top dollar. Boca is a high energy city strategically centered between Fort Lauderdale and beautiful Palm Beach. Amidst the lush scenery and warm tropical climate, the area offers world class resort style living: sensational beaches, championship golf courses, community parks, museums, shopping malls, specialty shops, art galleries, five star and casual dining to the finest cuisines, among many other sightseeing and adventurous outings. The city is known for its pure beauty and its luxury homes are no exception. Intertwining tree-lined streets throughout the many magnificent residential areas favor single-family, country club and waterfront luxury homes as well as prestigious condominiums and breathtaking mansions. The average price varying from moderate to the extraordinary and properties can range from $200,000 up to $25 million.

When our buyers initially start to look for Sarasota waterfront homes or Boca Raton luxury homes, they are sometimes confused about which coast to pick.
Boca Raton has seen a huge rise over the years in its economy. As the population continues to grow fueling increased development of new housing, employment opportunities throughout the surrounding areas will only continue to rise thus creating the highest quality of living for families and retirees. The Palm Beach School District is made up of 163 schools serving approximately 175,000 students. Each school strives to achieve its goal in providing the highest level of academic education resulting in the future success of every student.

In Sarasota Florida, Annette Smith of RE/MAX Properties has seen an increase in the Real Estate market from approximately 1,000 homes and condominiums listed to over 6,000 homes since July of 2005. "Many of the people who came last year house hunting left disappointed when they couldn't find a home to buy, but this year they are like kids in a candy store." She points out Sarasota's sailboat view on Sarasota Bay which is just the beginning of the artistic venues for this west coast city. Residents enjoy galleries, opera, ballet and live theater in addition to boating, sport fishing, tennis, beach walking, high-end shopping and golfing on world championship golf courses.

Approximately an hour south of Tampa International Airport, Sarasota is an easy commute for second home buyers from the North and Midwest. Residents who live in Sarasota rather than the East Coast enjoy a quieter lifestyle. Tropical foliage is lush and many homes are located in botanical garden type settings as a backdrop for an Old Florida style neighborhood, or an artistically crafted new home in a community designed with the latest trends in Sarasota Real Estate such as flooring, appliances, interior design features and architectural elements.

Most of Annette and Caesar's buyers do extensive searches about the Real Estate market on the Internet before purchasing homes or condominiums. Both REALTORS are quick to mention, “When our buyers initially start to look for Sarasota waterfront homes or Boca Raton luxury homes, they are sometimes confused about which coast to pick.” So Annette and Caesar formed an online partnership allowing them to give their clients all the information they need about both areas to make to make an informed decision. With the advent of the booming high rise market over the past couple of years, Las Vegas has become much more cosmopolitan, and the city has attracted an incredible array of five star companies that are opening the high end restaurants, spas, golf courses, malls and entertainment venues that are important to the luxury home buyer." Plus, despite strong appreciation gains, the Las Vegas Real Estate Market is still much less expensive than California's coastal cities, making it very attractive for California residents looking to downsize their homes without sacrificing the quality of their lifestyle. And like Sarasota and Boca, Las Vegas also finally has some great inventory to offer buyers looking to relocate.

But all three agents offer the same words of caution: "We all think we are seeing the lull before the storm hits again in another year or so. With the aging baby boomer population starting to get serious about retirement, it won't be long before the inventory of houses and condominiums in areas like Boca Raton disappears again, especially with these high-end luxury homes." Right now the smart buyers are taking full advantage of the fact that they can shop around the Real Estate market instead of rushing into a purchase. "It's the old adage, sell when everyone else is buying, buy when everyone else is selling. At the moment there are more sellers than there have been in years, so now is actually the time to buy."
