Lake Norman, NC Real Estate Soaring

Lake Norman, NC (PRWEB) July 25, 2006 -- Shawn Buige, Team Leader of Team Buige at RE/MAX Metro, reports phenomenal sales growth and appreciation in the Lake Norman real estate market.

"We sold a gorgeous main channel waterfront lot to a young couple last year for under $400,000. This same couple called us recently to tell us they had been approached to sell the lot to a gentleman for $750,000," Mr. Buige recounted recently.

While markets in the Northeast and Southeast continue to cool or deflate, the Greater Charlotte and Lake Norman markets are taking off. Appreciation at the lake of 30 percent in one year is not unheard of.

Fueling the surge in appreciation are three main factors. First, the job market is stellar, with Charlotte ranked 5th in incoming relocation. Chris Craft is rumored to be moving up from Florida, Lowes Foods continues its headquarters' expansion in Mooresville and Toyota Racing Development is coming to town.

The second main factor in this 'boomtown' is the relatively cheap pricing, when compared to the rest of the nation. Lake Norman has give or take 520 miles of shoreline, is an easy commute to Charlotte (the 2nd largest banking center in the US), and offers wonderful opportunities for water-based recreation.

The third factor pushing the appreciation is an awareness of the scarcity of this type of property. Duke Power, which manages the lake, is having its license renewed in the next few years. Each time this happens, the environmental and safety groups push for more stringent legislation, making it harder to add new docks and piers. Add this to the fact that the lake is close to its saturation for for docks, and you have the recipe for strong continued growth.

Shawn Buige, a Broker with over 12 years experience and over 600 transactions under his belt, expects continued growth and appreciation. His team has grown from himself with 2 buyer agents and an assistant to over 7 full time team members and records continue to be broken.

Already over the 'Platinum Club' level in June of this year, Shawn predicts the team will break every sales record to date and is on the way to setting office records.
