(Vocus/PRWeb) July 3, 2007-- The new Pirates Cove Marina in Port Isabel, TX is one of the most modern and environmentally friendly on the gulf coast. Revolutionary new materials were used for the seawall and dock construction. CMI was the only company that could provide the complete solution.
Owner Mike Johnson wanted to build a world class waterfront development and deep water marina like no other in south Texas. "I wanted the best looking development in the area and also keep the home owners association clear of future costs", said Mike while cleaning a day's catch of trout at his new marina. CMI was the only company that could provide the entire seawall and dock solution.
Mike's name and reputation would forever be attached to Pirates Cove so his goals were clear:
1. The structures must last a long time and be low maintenance. The future owners of homes, condominiums and deeded slips at Pirates Cove would not appreciate excessive increases in association dues or special assessments.
2. The marina must be beautiful to attract clients who expect nothing but the best.
The scope of the project would be 3,200 liner feet of seawall in a Navy-style design which utilized ShoreGuard vinyl sheet piling supported by a double row of 4X6 TimberGuard walers and 10" TimberGuard face piles which were fully encapsulated with a revolutionary polymer. The structure was tied back using stainless steel tie rods into piling anchors. There would also be 5,600 square feet of Gator Dock fixed pier to install with TimberGuard support pilings. Construction began in the winter of 2006 and the coffer dam was broken in early 2007 upon completion of the seawall. The fixed piers were installed a few short weeks later.
The bulkhead was designed by Ray Bridges of Urban development. "I have specified ShoreGuard vinyl sheet pile for many applications but have become even more confident in its performance with the new testing and research done by the US Army Corps". Said Ray from his offices in Victoria, TX. "I also like the TimberGuard fully encapsulated timber piles and wales which were used because of the severe marine borer problem in south Texas".
The study that Ray is referring to was done by the US Army Corps of Engineers, Engineer Research and Development Center- entitled A Study of the Long-Term Applications of Vinyl Sheet Pile. "Approximately ten-year-old PVC sheet pile installations have still not shown any signs of significant degradation in the material." Concluded Dr. Piyush K. Dutta. The document is a wealth of information and considered one of the most conclusive studies of vinyl sheet pile ever written.
Shirley & Sons Construction, the largest bulk header in Texas for many years and a long time user of ShoreGuard vinyl sheet pile, was contracted to build the seawall. "Due to the difficult site conditions, having a light weight sheet that was easy to handle helped us meet our construction deadlines". Said Ron Shirley. "We use big, heavy equipment to install the piling so material durability is critical". Shirley & Sons easily achieved an installation rate of 750' per week.
Selection of the fixed pier system had to meet the same criteria as the bulkhead- long lasting, low maintenance, high performance, and aesthetically pleasing. The chosen piers were Gator Dock all aluminum in construction with the capability of spanning 24' which reduced the number of support piling needed by more than half as compared to conventional wooden docks. The solid aluminum construction also supported ThruFlow decking material which allowed sun light to pass-through which encourages marine grass growth. Support pilings were the same type of TimberGuard fully encapsulated poles used for the seawall preventing marine borer decomposition.
Duane Muhs of D&M Construction completed the fixed pier installation. "The Gator Dock aluminum piers are the best put together system I have ever worked with. All of the components arrived pre-assembled and everything went perfectly".
