303 E. 33rd is a development that satisfies a demand for homes in Manhattan and enhances the character of its neighborhood
Located on the north side of East 33rd Street between First and Second avenues in Manhattan, and within steps of NYU Medical Center, 303 E. 33rd will provide buyers the opportunity to live in the neighborhood's first environmentally-responsible building, which is being developed to meet LEED (Leadership in Energy and Environmental Design) standards. All of 303 E. 33rd's layouts, materials, and mechanical systems were designed to maximize efficiency and ensure well-being and sustainability. ENERGY STAR® appliances and water-reducing fixtures are being used to help conserve energy and resources. And, to further encourage residents to reduce carbon emissions, the building will provide ample bicycle storage and offer reduced parking rates for those who drive energy efficient or hybrid vehicles.

"With impeccable design and finishes that will please the most discerning homebuyer, 303 E. 33rd speaks to the evolution of Murray Hill as a desirable neighborhood for young professionals and families who want to make Manhattan their home," said Peter Levenson of The Kibel Companies.

303 E. 33rd was designed by Perkins-Eastman and rises 12 stories with 128 studio, one-, two- , and three-bedroom homes in a variety of layouts, including two-bedroom, two-bathroom duplexes with home offices, magnificent walk-out terraces and living room ceilings that rise 17 feet. There is also a three-bedroom, four-bathroom triplex penthouse with a total of 1700 square feet of outdoor space including a private terrace off of the master suite.

The building's lobby will welcome residents and guests with an atmosphere that incorporates natural elements such as volcanic stone and a woven bamboo wall. The lobby is designed to lead guests to a garden that features an expansive living wall comprised of verdant live plants.

"303 E. 33rd is a development that satisfies a demand for homes in Manhattan and enhances the character of its neighborhood," said David Von Spreckelsen, senior vice president of Toll Brothers. "It's exciting to introduce a new property in Murray Hill, which offers great proximity to midtown's office towers and the restaurants and boutiques of the Flatiron District and East Village."

Residents at 303 E. 33rd will also enjoy an array of amenities including on-site valet parking and full-service concierge. A 5,000 square-foot landscaped roof terrace, featuring an array of plants that will help reduce heating and cooling costs by insulating the building from extreme temperatures, will also provide relaxation and entertainment. A recessed reflecting pool lends serenity along the edge of the sundeck where residents will also enjoy a bocce court and an outdoor grilling and dining area. The building will also have a media lounge, a children's playroom, and a fully-equipped fitness center.

Each home at 303 E. 33rd features sustainable bamboo flooring throughout, and many units have outdoor terraces or balconies. Floor-to-ceiling windows on the seventh through 12th floors allow for abundant light and air. Kitchens are equipped with glass and bamboo cabinetry; Liebherr and Subzero refrigerators; Bosch cooktops, wall ovens and dishwashers. Bathrooms feature marble and glass mosaic tiling and quartzite floors.

Murray Hill is an increasingly vibrant neighborhood, home to a variety of residents including young, single professionals, families, as well as empty nesters. A wide range of stores and boutiques line Second Avenue, while Third Avenue has a thriving restaurant and bar scene. Just steps away from the building are Loew's Multiplex Cinema and Border's Bookstore. Biking and jogging enthusiasts will enjoy the East River Promenade located just two blocks away. In addition, the neighborhood's convenient proximity to Midtown Manhattan, the United Nations, and the growing medical and research community along First Avenue, allow many residents to walk to work.

Those interested in the luxurious lifestyle offered by 303 E. 33rd, Murray Hill's first green condominium, can contact the sales office at (212) 777-3303. Additional information is also available at www.303e33.com
